Influencer marketing for property and estate agents

Property is a trust business with a long decision cycle. Creators do not help you close faster here, they help you make the shortlist at all.

Why this sector behaves differently

Months, often a full year, sit between first contact and a signature in this sector. A post therefore does not produce a purchase decision, it produces a relationship that gets called upon later. For Turkish-speaking prospects a second point is routinely overlooked in market communication: a large share of the uncertainty is not about the property but about the process. Financing approval, the notary appointment, the land register and the additional costs are terms that few families can explain end to end. Whoever makes that process understandable earns trust before a single property is on the table. This is precisely why explaining the process outperforms advertising individual listings here.

Formats that carry in property

01

Process explainer instead of a property tour

A video explaining which documents the bank wants to see, or what happens at the notary appointment, reaches far more people than a single listing. It also keeps working for months because the question does not go out of date.

02

Property tour with an honest angle

A tour works when it also shows layout, location and condition instead of only the flattering corners. Beautified tours generate viewings that end in withdrawal, which costs time and damages reputation.

03

A list of mistakes from practice

Posts about typical first-purchase mistakes get shared heavily because they carry advice value. They position the agent as a point of contact without advertising a single property.

04

Long-running collaboration instead of one post

Because the decision cycle is long, a creator only takes effect here across several months. A single post almost always fades before anyone is actually ready to buy.

05

A question round using real viewer questions

Questions collected from the community and a series of answers create closeness and supply topics for the following months. The questions also show exactly where the offer is unclear.

How a campaign runs

  1. 01

    Clarify the goal

Audience, region and the next measurable step.

  2. 02

    Select creators

Proposals with real figures instead of gut feeling.

  3. 03

    Deliver

Briefing, production, approval and publication with a clear plan of responsibility.

  4. 04

    Evaluate

Reach, engagement and enquiries in the report. Learnings go into the next campaign.

Which creator profile fits property

  • Explainer formats with an adult audience

Viewer age is the deciding factor. A profile with a mostly very young audience produces views without purchasing power, however high the reach appears.

  • Finance and everyday-life profiles

Creators who already talk about money, family or everyday decisions can integrate property naturally. A pure entertainment profile would have to justify the topic switch and loses attention doing so.

  • Profiles with a verifiable regional structure

Property is tied to a place. Before any selection we check what share of viewers actually lives in the region instead of judging reach across the whole country.

What we measure in property campaigns

Qualified first enquiries

We count enquiries that state location, timeframe and financing status. Enquiries without those details are tracked separately, because they load the sales team without prospects.

Viewing appointments

The appointment is the first solid step. It is attributed to its source so it is visible which post genuinely feeds the sales process.

Returning contacts

Because the decision takes long, we also count contacts that come back months later. Without that follow-up every campaign in this sector looks weaker than it was.

Reach inside the target region

We report the share coming from the catchment area, not total views. Anything else is worthless for a place-bound sales process.

Mandatory details in property listings

Anyone advertising a specific property in a commercial medium has to supply certain energy details. Creator posts fail on this regularly, because they are conceived as videos rather than as listings. Before production we clarify whether a post is property-specific and pull the details from the energy certificate.

Details from the energy performance certificate
Property-specific advertising has to state, among other things, the type of certificate, the main energy source of the heating, the year of construction, the energy value and the efficiency class. Without them the post is open to challenge, no matter who published it.
Deliberately avoiding property specificity
General explainer formats without a concrete property are not caught by this duty. That is why the briefing separates advice content from listing content cleanly instead of mixing both into one video.
Claims about value growth and yield
Forecasts about appreciation or rental yield are high-risk advertising statements. They do not belong in a creator script, at most in a written document the provider takes responsibility for.

Note: general orientation, not legal advice. The provider supplies the mandatory details from the valid energy certificate and we carry them into the briefing unchanged.

When we advise against it

It is one property that will sell quickly

By the time reach takes effect the property is usually gone. For single listings, portals and paid ads are the faster route and avoid forcing mandatory details into a video.

Nobody is available to appear on camera

This sector sells through trust in people. If no one in the company is willing to be visible regularly, a creator campaign carries only briefly and starts from zero with every post.

Common questions about property campaigns

Does this work for individual listings or for the brand?

Usually for the brand. A single property is normally sold before the reach has any effect, and it drags mandatory details along with it. Explainer formats without property specificity keep working for months instead.

How long should such a collaboration run?

Anything shorter than a quarter rarely produces a reliable picture, because the decision path is longer than the campaign. We recommend a first period that covers at least one full enquiry cycle and then evaluate with real numbers.

What about enquiries that do not match the offer?

They are a result, just an unwanted one. Where many unsuitable enquiries arrive, the cause is usually the post rather than the audience. We sharpen the message before increasing any budget.

Formats and metrics describe how we work. They are not performance promises or evidence of previous OzyCore campaigns. Audience fit is checked against current platform insights before any selection. Status: August 2026.
